We start with your wish list and a site review—checking zoning, lease conditions, setbacks, easements and site coverage. You’ll get clear options before committing.
ACT specifics: we consider Territory Plan controls, overlays (heritage/bushfire/flood) and solar access.

We coordinate a detail survey and measure-up, then sketch concepts that maximise flow and light. Early energy decisions (insulation, glazing, orientation) keep comfort and costs in balance.
NCC 2022-compliant fabric upgrades are planned practically for extensions, not just new builds.

Many minor additions can be exempt or code-compliant. Larger works, heritage or sensitive sites usually need a Development Application (DA) with public notification.
We advise the simplest compliant route and prepare what’s needed for either exempt pathways or DA.

Expect milestones for structure, weatherproofing and final.
